I HAVE A REAL ESTATE LICENSE, WILL EMERITUS WORK FOR ME?
Emeritus is a fully licensed employing broker with the Texas Real Estate Commission. If your license is a Texas Real Estate License, then yes.
ARE THERE ANY REALTOR FEES, MLS FEES, MONTHLY OFFICE FEES, OR E&O INSURANCE FEES?
NO! You'll save thousands annually not paying these fees. As an Emeritus referral agent, you won't be a member of any board of realtors, MLS service, or have to pay monthly office fees or E&O Insurance. You'll be covered under our group E&O policy. Your only fee is an annual $100 fee to place your license with us.
HOW MUCH CAN I EARN?
As much as you want as you are in control of your income stream. A 25% referral of a $250k purchase or sale will put $1,125 in your pocket with very little effort. With all of your potential leads of the people you meet during your everyday activities you could become more profitable than being an active realtor.
HOW DO I GET PAID?
Once Emeritus receives the commission check from your referral closing, we'll mail the funds to you. No taxes will be deducted so we will send you a 1099 at the end of the year to report your earnings.
HOW DO I PLACE MY LICENSE WITH EMERITUS?
Simply click the "Sign Up" button. Once the signup and payment process has been completed you will be directed to a page containing all of the documents required to transfer your license to Emeritus including: TREC change form Independent contractor agreement Office policy manual W-9
WHAT IF MY LICENSE IS INACTIVE OR EXPIRED?
Emeritus requires your license to be active. The good news is, it is easy to reinstate or renew it with the TREC online system.
HOW MUCH DOES THE TEXAS REAL ESTATE COMMISSION CHARGE TO TRANSFER MY LICENSE?
TREC charges a $20 fee to transfer to a new firm. With us there is an additional $3 handling fee to take care of it for you.
CAN I LIST PROPERTIES OR REPRESENT BUYERS?
No. Listing property or representation of buyers is not possible as Emeritus is designed as an extremely low cost referral-based brokerage. Agents must refer their leads and earn commission. This makes a great alternative to letting your license go "Inactive" or "Expire". If you want to list properties or represent buyers you will want to become active again and pull your license from our system.
DO I HAVE TO STAY ACTIVE WITH TREC AND COMPLETE CONTINUING EDUCATION REQUIREMENTS?
Yes. You must keep your license in active status. According to the Texas Real Estate Commission rules and regulations you must complete continuing education over your two year license cycle.
CAN I CHOOSE THE AGENT THAT WORKS MY REFERRAL?
Yes, you may choose any licensed agent anywhere in Texas or the world to work your referral. You aren't limited by geography when earning great money on your referrals. You may refer residential, commercial, new construction, and even land deals!
HOW DO I PLACE A REFERRAL WITH EMERITUS?

HOW DO I KEEP TRACK OF THE STATUS OF MY REFERRAL?
We track the progress of your referral for you from placement through closing, and send you information about the transaction.
ARE THERE ANY DEDUCTIONS FROM MY REFERRAL FEE?
The only deduction is the "split" herein the agent receives the referral fee minus 40%.
WHAT IF I DECIDE TO CANCEL WITH EMERITUS?
Simply let us know in writing and we'll inform TREC. The $100 annual fee is non refundable.
WHAT HAPPENS TO MY ACTIVE REFERRALS IF I LEAVE EMERITUS?
If your referral is already under contract with the referral broker, you'll still be paid your referral commission even if you decide to leave before closing occurs. You must however maintain an active license to receive your commission. If not yet under contract, referral agent will be notified that you are no longer associated with Emeritus.
